Venetian Terrace Condo Association is a community located in the city of Boynton Beach, FL. We are a proactive community built between 1978 and 1980. We are a Condo Owners Association (not rental community) of 152 units distributed in 14 buildings with a clubhouse, pool, and many more amenities.

There is a delivery charge for mortgagee clause additions, but there is no cost to register for this service, and Master Policy information is available free of charge online.
Once you have logged on to your account, click on “Evidence of Insurance” to search and access the association policy information you are seeking.

nEW APPLICANT (OWNERS OR TENANTS)
You are required to complete two (2) steps for this application; STEP 1 "Hard Copy Application" and STEP 2 "Online Background Check Application".
Once both steps are completed, please contact the office to make an appointment to bring the "Hard Copy Application", and supporting documents. The office is open Monday, Wednesday, and Friday from 9:00 AM to 12:00 PM. Please arrive at least 15 minutes before closing time.
NOTE: We will not accept the application if you missing any supporting document or you have any unanswered field in the application.

Q: What are my voting rights in the Condominium Association?: One (1) vote per unit.
Q: What restrictions exist in the Condominium Documents on my rights to use my unit?: Explanation is lengthy, please see your Documents.
Q: What restrictions exist in the Condominium Documents on the leasing of my unit?: Minimum of ninety (90) days; Maximum of one (1) year. Please see your Documents.
Owner/Lessor is responsible for a security deposit equal to one (1) months’ rent to the Association to be received by the office prior to the lease start date.
The Unit may not be rented until Three (3) years after the closing date.
Q: How much are my assessments to the Condominium Association for my unit type and when are they due?: For an accurate monthly payment, please contact the management company via email at VTCA@realonepm.com and request the current year budget.
Q: Do I have to be a member in any other Association? If so, what is the name of the Association and what are my voting rights in this Association?: There is only one (1) Association at Venetian Terrace Condominium and you are automatically a member upon purchase.
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?: There are no fees for rent and/or use of recreational or common areas. A $250.00 refundable security deposit is required to reserve the Clubhouse for private parties.
Q: Is the Condominium Association or other mandatory membership Association involved in any court cases in which it may face liability in excess of $100,000.00? If so, identify each such case: No

ARCHITECTURAL FORM REVIEW (ARC)
How to complete a job in this Association?
Start by completing the Architectural form Review (ARC). Add as many details as you can. See the ARC HERE
Complete the Certificate of Liability endorsing the Association as “Certificate Holding”. See detail here
Produce any supporting document (if any) such as drawing, plan, sketch, material to be used.
IMPORTANT:
Soundproofing material will be needed to install floors in Second Floors in condominiums buildings.
Uniformity in all condominiums buildings and Association must be kept in all addition, remodelling or repairing.
Once all documents are ready, gather the “ARC”, Certificate of Liability (endorsing the Association), and the supporting document (if any) and send all documentation to VTCA@realonepm.com

What to Expect:
Once the documents are received by Management, the manager will contact the Board Of Directors and they will review and approve the documents.
Once the documents are approved by Association, the manager will send them to you and you can start the work.
Times:
Association typically has between 15 to 20 days to respond to the approval or denial of the ARC.
Important:
Until the approval is received, you cannot start any job. Start constructions without the approval can cost a fine to the homeowner in the amount of $100 per day per violation up to $1000 per the F.S. 718 and 720.
